Philip founded LRIS Investment Management in 2016 to enable investors access into the UK real estate markets and to deliver superior risk weighted returns, not only in the three traditional commercial use classes, but also the residential and Alternative sectors.

Philip has over 35 years of commercial real estate investment and development experience as well as direct management responsibility for a large UK Private Residential Sector (PRS) portfolio.

Prior to setting up LRIS, he was Investment Director at Terrace Hill Group plc (now Urban & Civic Group plc), principally focussed on commercial assets with short term income, providing future development pipeline and asset management opportunities.

Philip launched the Terrace Hill Development Partnership (THDP), which he ran for 10 years.  This was a geared development fund, sponsored by Jones Lang La Salle Corporate Finance, with a gross development value of £100 million.

He was also responsible for the investment management of Terrace Hill’s £300m residential portfolio, comprising just under 2,000 flats and houses located across London & South East, and the major conurbations in England and Scotland.

Before joining Terrace Hill, Philip was at Aviva Investors (formerly Morley Fund Management) for 15 years.  He looked after various Life and Pension Funds, across all sectors, for the Commercial Union, General Accident and Norwich Union insurance company businesses.   In his last role, he had investment and asset management responsibility for the Norwich Union Life Fund provincial office portfolio; this £600 million portfolio comprised 62 assets, with a total floor area of 3.75 million sq ft and a rent roll of just over £45 million per annum.

Highlights at Aviva Investors included developing Edinburgh City Councils 200,000 sq ft headquarters at Waverly Station, one of the first modern non-airconditioned office schemes. He also acquired the controlling interest in Cardiff Bay, a large regeneration project, as well as developing the first mixed use scheme in Leeds, The Cube. This was an award winning residential, office and leisure complex.

Philip qualified as a Chartered Surveyor at Cluttons and has a 1st Class BSc Honours Degree in Estate Management from Oxford Brookes University.   Philip sits on the British Property Federation Residential Committee and is a member of the Investment Property Forum and the Urban Land Institute.
